Epsom, Surrey. New Build Residential Home Overlooking the Epsom Downs

Minniedale Projects are working with Elite Technical Services for the design of the whole M&E package on our clients new build project in Epsom, Surrey. The new build residential home measures 440m2 split over two floors. Part of the M&E package is considering the use of a Ground Source Heat Pump. Initial figures approximate the running costs at £680 per annum with an upfront installation cost of £26k using ground strings. The Renewable Heat Incentive of these Ground Source Heat Pumps is capped at 30,000 Kwhr/yr so this scheme is under the limit. Initial calculations expect the Renewable Heat Incentive rebate to our client to be circa £29k, so they will get back more than the initial outlay over the 7 years of the programme and these units are quiet and highly efficient. The plot we have provides sufficient ground area to install the strings at 1.2m deep and the initial model estimates a requirement of 3 strings depending on the final geophysical survey being concluded. Annual servicing of the newly installed Ground Source Heat Pump is around £194.00. Using professional consultants to provide accurate information and options for renewables is vital when planning any scheme small or large.

The scheme involves a contemporary single storey side extension and loft conversion to this lovely 3 bedroom detached house. We are tendering and project managing the build. We place high emphasis on a very detailed Schedule of Work document as this delivers accurate pricing from those tendering and avoids variations being charged during the build. This enables us to control the costs and project manage a smoother build process. We spend time with the client to recommend finishes, fittings and smaller details such as the type of skirting profile and internal door styles so all aspects of the scheme are chosen.

The scheme involves the erection of new self-contained residential flats with associated car parking and landscaping. The document will provide a developer level finish and specification. The Schedule of Works will allow the developer to tender each package of the build to individual trades for cost saving. They will then use the document during the build to monitor cost.

Development of 4 Flats and 1 Commercial Unit in Acton, London : Site Visit

Minniedale Projects are providing project monitoring services for a developer in Acton, London. We were initially instructed to write a detailed Schedule of Work pricing document of the build for tender. With this stage complete and a builder now appointed we are providing project monitoring services. Our most recent visit was to inspect the progress of the new one bedroom flat at third floor level and meet with the site manager and project engineer to discuss the basement work now existing beams have been revealed for inspection. After each site visit we provide a full written report together with pictures. This provides another set of ‘eyes and ears’ during the build process. Our areas of input are checking for compliance, reporting on project progress, looking for quality and snagging issues and offering advice/support for a smoother build process. We can be the main point of contact for arranging Building Control and the Warranty Provider visits at key stages of the build and ensure any areas on non-compliance are addressed. On other projects we also take control of all document handling on the project and issue revised drawings to the site team and sub-contractors including Building Control. Having one point of contact responsible reduces the opportunity for site teams and other consultants working off outdated drawings.

The purpose of the report is to independently assess your property both internally and externally, highlighting areas for concern, improvement or repair. We visit your property and check for structural defects, damp & water ingress issues, blown plaster etc and provide solutions for maintenance and repairs. We can advise on the urgency of these items so you can budget for them or tender the work to local builders or specialists for competitive pricing. This ensures you get the best price for the work and the right builder for the job. Many of our clients use the service to forward plan so they can identify potential issues and rectify them before they become much bigger and more expensive!

Family Home in Farnborough, Hampshire

Roofing work complete on a 4 bedroom detached house in Farnborough, Hampshire. Minniedale Projects were approached to write a Schedule of Works, then tender the work to three local roofing contractors and perform all the necessary due diligence. We ensured the costs returned were competitive for the area and size of project. Once the chosen contractor was appointed we project managed the work through to completion providing written reports together with photographs of each stage. These weekly reports were issued to the client so they could keep up to date on progress. We took care of all the builder payments and thoroughly snagged the work at the end. Our project management services provided the client with peace of mind that the work was being carefully monitored and removed their involvement in the day to day running while they were busy at work.

Family Home in Woking, Surrey

This build was project managed by Minniedale Projects. The scheme involved a two storey side extension. The first floor accommodating a new larger master bedroom with an ensuite and walk in wardrobe. The ground floor with a library and dining room. The project also involved a single storey rear extension across the whole rear of the house for a new open plan kitchen and entertaining space. The front elevation was completely re-modelled with cedar cladding, white render and grey aluminium windows. The existing rooms were stripped back to brick, new electrics, plumbing and freshly skimmed and decorated. New landscaping to the front and rear finished the scheme of nicely.

Garage Extension in Woking, Surrey

Designed and Project Managed by Minniedale Projects. Our in-house Architect put the scheme through planning and then the build was passed onto our Project Manager to tender. The client’s brief was to have a large garage and workshop for his Lotus as well as the family bikes. He had always wanted a ‘show’ garage with lots of natural light. The scheme incorporated two large roof lights as well as a wild flower Sedum roof. This gave the garage a unique look on the street. We designed the garage to match in with the existing house continuing the render and colour matching the garage door to their existing front door. This helped from a planning perspective as well as making the whole build feel integrated.

Build Programme And LAD’s

A detailed build programme is essential for any size of build project. It is important for the successful running of the job and booking of trades. The builder should issue this before signing the contract and the programme needs to clearly show the start date, any expected holiday times and the estimated completion date. If you are signing a JCT Minor Works Building Contract the build programme will form part of the contract document and the builder will be expected to achieve Practical Completion according to the completion date set out in the contract. If you are charging LAD’s (liquidated and ascertained damages) the build programme should be closely monitored and charges can be made against the builder for over running . LAD’s need to be calculated based on a genuine loss the client will suffer if the deadline is breached. Examples of this are rent and storage costs if the client can’t live in the property during the build. An interesting article written in 2015 discusses the factors the court will consider when reviewing LADs.

Snagging

Contemporary Single Storey Rear Extension in West Sussex

We designed, submitted for planning, tendered and Project Managed this single storey rear extension and full house refurbishment in West Sussex. The project is nearing completion so we are writing up a detailed snagging and completion list for the builder and trades. The builder will be set a time limit to complete all snagging works.
What is snagging? This includes any elements of the project which are not up to the standard expected and require further work doing. It also includes any work items that remain in-complete or are faulty. For example, decoration imperfections on walls/ceilings, recording any faulty electrics or plumbing, internal doors that don’t close properly and need adjusting etc. If interested, please get in touch and we can send you a snagging list example. It is important to monitor quality during the build to reduce the snagging list at the end, however, all projects require a level of snagging. Don’t leave this up to the builder and be meticulous in your inspections. Our services to check and sign off work is invaluable at the end of the project when those involved lose momentum.

Planning Application submitted to Guildford Borough Council for the demolition of an existing single garage with storage and construction of a single storey rear and side extension. The new extension will add a bedroom with ensuite, a study and a large open plan kitchen. The clients brief was to orientate the extension to maximize the view down the garden. The scheme incorporates a large expanse of sliding doors on two elevations to achieve this. The planner’s pre-application feedback was to design the new extension to be a pastiche of the existing.

Minniedale Projects is a Project Management practice operating in London, Hampshire, Surrey and Sussex. We have been working with a developer to get quotes for building work in Acton, London. They are looking to extend and renovate a terraced property with a commercial unit on the ground floor and two flats on the 1st and 2nd floors. Planning permission has been granted by Ealing Borough Council for the construction of a third-floor level mansard extension, which will house a new one bedroom residential unit. The planning also allows for the conversion of part of the commercial unit at ground floor level, including a single storey rear extension to achieve another one bedroom flat. The existing basement will be dug down to increase the head height for a self-contained two bedroom flat. The scheme will achieve two new flats, two renovated flats and a commercial unit.
